Choosing a Metal Roofer and Roofing System
It may be a daunting task to learn about the technical details of a metal roof and why it is a better choice for your home. It may be even harder to find a metal roofer you can trust and rely on to provide you with honest, easy-to-understand information. That’s why we’re here.
Let us clear up a few important questions about metal roofing systems to help you with your decision making process.
What are metal roofs made of?
Today, most metal roofs are made of two important components, Galvalume coated steel and Kynar 500 paint finish. Developed to combine the corrosion resistance of aluminum and the sacrificial edge superiority of zinc coated galvanized steel, Galvalume offers a unique combination of durability, edge protection and resistance to corrosion at least twice that of steel. Galvalume also offers exceptional heat reflectivity properties which can reduce energy requirements.
Our Galvalume roofs use Kynar 500® paint finishes which are available in a variety of colors. The Kynar 500® paint coating was specifically developed to retain color, resist weather damage and provide significant energy savings.
Are all metal roofs created equal?
We think that depends heavily on the company you select to install your metal roof. While some companies will “patent” their installation process or give their roofs a branded name, these marketing tactics do little to distinguish their roofs from others. In reality, the installation process, defined by the quality of the workmanship, the experience of your installers and the general service you receive from your chosen company, is where the difference is made.
Will a steel roof heat up a home? Actually, just the opposite. If a steel roof is properly vented, air moves well between the shingles and underlying decking. Heated air is allowed to dissipate through a ridgeline as cooler air is drawn through eave vents.
Can you walk on a steel roof? Yes, but as with any roof, but care should be taken.
Is a steel roof noisier in the rain than roofs made of other materials? It depends on the size of your roof, the location of your attic space and the trees that surround your home but in most cases, metal roofs are a little noisier than asphalt roofs, but many homeowners feel it adds to the character of their home and is well worth the other significant benefits.
Do metal roofs really protect better against the elements?
YES! Steel roofing systems have a Class A Wind Resistance Rating (highest rating possible) and can withstand wind speeds up to 140 mph (hurricane strength). In addition, they offer a level of Earthquake Resistance with weight and strength that helps home survive lateral and vertical forces. Metal roofs are warranted to withstand golf-ball-size hailstones and overall offers a 50 year warranty.
Will a steel roof rust or fade? Progressive Metal roofs use Kynar 500® advanced paint finishes that are designed to prevent rust and fading. With minimal maintenance (such as occasionally hosing with a garden hose), our steel roofs will retain their color and finish for many years.
How about fire protection? A steel roof has a class-A, top rating. Non-flammable roofing materials, such as metal, tile, and fiberglass, are not likely to catch fire, as compared with flammable asphalt shingles, tar paper and wood.
What about energy efficiency? Metal offers superior weather resistance, including exposure to extreme heat and cold. According to studies by the Florida Solar Commission, metal roofs reflect as much as 70% of the sun, thereby reducing solar gain by as much as 34%. This helps to keep attics cooler in the summer, translating into energy savings and improved interior occupant comfort.
Would a metal roof be too heavy for certain types of homes? A metal roof is, on average, 50 percent lighter than an asphalt shingle roof and 75 percent lighter than concrete tile, fiber-cement shakes, and slate.
Does a steel roof cost more? Initially, yes. But, when you consider longevity and the fact that you might have to re-roof more frequently with some other types of roofing material, the cost of maintaining steel roofing could be a lot less over the lifespan of the building.
How long does it take to install a steel roof on an average home? Usually just a few days if the roofing structure of a home is not complex.
Is a metal roof easy to maintain? Metal roofs are virtually maintenance-free. Periodic rinsing with a hose or pressure washer can help keep the surface clean and free of corrosive residue, such as bird droppings and acid rain. Generally, the surfaces of metal roofs do not support the growth of algae.
How do I determine if my existing roof needs replacement? Here are the most common signs indicating a roof may need replacement:
- Leakage in attic after a wind-driven rain Leakage in attic after ice buildup Blistering and/or peeling interior and/or exterior paint Stains on interior ceilings and walls Decay of roof shingles, sheathing and/or siding Missing, cracked or curled shingles Dark, "dirty-looking" areas on the roof
- Excessive rise in energy costs that indicates heat is escaping from the home
